The overall value of farms, ranches, hunting land and other land for sale in the state amounts to nearly $12 billion, and covers approximately 1 million acres. Of the 64 counties in the state, Pueblo County has the most farms, ranches and rural real estate for sale. Looking at data recently recorded through the Land Network Comparable Sales program, the most land and rural property sales were recorded in Costilla County. Some suggested agricultural applications for land currently listed for sale in Colorado include irrigation, livestock, poultry, or row crop use. Hunters can find game including elk, mule deer, moose, bear, whitetail deer, ducks, quail, geese, grouse, turkey, dove, and pheasant on land for sale here, while fishermen can cast for trout, bass, and salmon. Colorado's real estate and land prices can veer wildly based on proximity to hot markets in four-season resort towns like Aspen, Crested Butte and Telluride, as well as in the metro and suburban areas surrounding Denver and Boulder (home of the University of Colorado). However, it's no surprise that Colorado ranks highly as a retirement destination, with generally excellent weather and a healthy, outdoorsy lifestyle that's ideally suited toward active retirees. Taxes in Colorado are also relatively low, with a flat 4.63% state income-tax rate and no estate or inheritance taxes.
