Terrain:
The Port Bay Ranch is flat, with the entire property being close to sea level. The soil classifications are a mixture of Narta Loam transitioning into Dieterich loamy fine sand towards the southern portion.
Improvements:
The ranch has one water well, the depth being unknown. There is also a set of working pens located in the northern portion of the property. Provided by AEP, there is currently an electric meter upon entering the ranch.
Water:
One shallow water well (depth unknown) is located on the property. There is one larger pond with a duck blind located on the southern portion which stays full with sufficient rainfall, as well as a few smaller ponds located along FM 1069.

The Port Bay Ranch is currently Ag-Exempt.
