Water is the most critical component for quality hunting land and survival, and California Woods is blessed with abundant water. The creeks include Soapstone Creek, Ichabuckler Creek, and numerous unnamed creeks. Many of the creeks originate on the property with clear spring fed water flowing year round. With the numerous creeks come potential pond sites. The largest creek on the property, Soapstone Creek, originates from Providence Canyon State Park, just around 2.5 miles to the northeast.

The timber resources include mature hardwood, pine plantations ranging in age from 4 years old to 19 years old, and recent cutover (see the timber map for acreage by timber type and other property detail). The cutover is ideal for reforestation via planted pines and/or natural regeneration. Alternatively, some areas of the cutover are suitable for conversion to large food plots, fields, or pasture. If reforesting in planted loblolly or longleaf is your preference, you may qualify for cost share programs such as EQIP (Environmental Quality Incentive Program).

Throughout California Woods there are at least 14 existing wildlife openings, many of which have deer feeders, and some were recently planted as food plots. Most of the openings have been recently cleared and are suitable for planting.

Access to the property is via California Woods Road, a county dirt road. Only 1.5 miles southeast of the property is GA Highway 27 which takes you to nearby Lumpkin GA or Eufaula AL. Columbus, Georgias third largest city, is only +-45 miles away.

There is a thorough woods road and trail network, and most of the roads have been recently graded with water bars and turnouts installed, and multiple new rocked ford creek crossings were recently installed.

California Woods Road is a county road providing access to the California Woods tract and several other large tracts of land. The road is maintained by the large landowners on California Woods Road, not by the county. Much of the road is sand based and handles rain very well, and some stretches have more of a clay content. California Woods Road ends just northwest of the property, so there is no through traffic, and almost no traffic at all.
