This is an excellent tract of land with a 90 CSR2 in a strong farming area in east central Iowa. The land has been owned by the same family for many years. The farm had a 69+ soybean bu/acre yield in 2024 with a strong yield history of 236 bu/acre the last four corn years and 65.6 bu/acre of soybeans the last five soybean crop years. There are two 10,000 bushel m/l grain bins in the NW corner that have an easement for access to the driveway to the NW. There are field entrances on the north and west sides of the property. The farm is reportedly adequately drained but no records are available.
The land has been custom farmed for many years. Full possession of the cropland will be at closing. The grain bins are reserved until 8/1/25.

Auction Sales Method: The land will be sold in 1 tract at live public auction, with online bidding available on a price per acre basis to the highest bidder. The family has every intention to sell the properties, but they have the right to reject any and all bids. This is a RESERVE Auction, and the final bid will be presented to the owners and their advisors to decide whether to accept the top bid. The multiplier will be 148.91 acres.
Online Bidding Is Available At The Start Of The Live Auction: Register to bid on our website. It is the responsibility of the bidders to ensure they have access to a strong internet connection while bidding. By using Gannon Real Estates online auction platform, bidders acknowledge that Gannon Real Estate is not at fault for slow internet, connectivity issues or outages. No phone bids will be accepted without prior approval.
Possession: Full possession of the cropland will be at closing. The grain bins are reserved until 8/1/25.
Closing: Closing will be on or before December 23rd, 2024.
Earnest Money: A 10% earnest money payment is required on the day of the auction. Payment is to be made to the Gannon Real Estate Trust Account. The earnest money must be paid in the form of a cashiers check, cash or wire transfer.
Farm Lease: There is no lease as the farm is custom farmed, thus no lease cancellation is needed.
Contract and Title: Upon conclusion of the auction and the decision by the sellers, the highest bidder will enter into a real estate sales contract and deposit with Gannon Real Estate the required earnest money payment. The seller will provide an updated abstract at their expense. The sale is not contingent upon the Buyers financing.
Mineral Rights: All mineral rights owned by the sellers will be conveyed to the buyer.
Taxes: Real Estate taxes will be prorated to closing.
Survey: The land will not be surveyed.
Other: The sale is subject to all easements, covenants, and restrictions of record. The property is sold as is where is basis with no warranties expressed or implied by the Sellers or Gannon Real Estate & Consulting. Bidding increments are at the sole discretion of Gannon Real Estate & Consulting. Gannon Real Estate & Consulting & Dick Meade (auctioneer) only represent the Seller.
