Property Description: Situated near the town of Coldwater in eastern Comanche County, this farm has tremendous whitetail deer genetics that south-central Kansas and Unit 16 are known for. The current landowners have taken multiple trophy deer over the years including one that scored over 200 inches. A strict management strategy to selectively harvest mature deer is evident by the number of older bucks captured on the trail cameras. Prior to their ownership, no hunting was allowed on the property for many decades, until an archery-only hunting lease agreement began. This decade-long lease eventually turned into ownership and the owners have continued the tradition of hunting deer on this farm using archery means only. A thick shelterbelt consisting of both deciduous and cedar trees runs from the center of the property to the western boundary. The area topography shows a large ridgeline this farm sits on that divides two watersheds. Water flows off the ag fields to the north and west, traverses down through the shelterbelt and farmstead in the center and then exits through the steep draw on the southern boundary. The property is fully fenced with barbed wire and has three access gates along the eastern county road. A two-track trail follows the interior of the fence around the entire perimeter allowing easy access for hunting all areas of the property. A solar well located at the old farmstead provides a year-round water source for wildlife and is a major stopping point for deer crossing the property. This pasture acts as a transition zone on their way to and from the large rangeland tracts and neighboring crop fields. Deer will stream out of the deep canyons and collect on this farm since these crop fields are the closest food source for miles around as can be seen when surveying the vast area of solid rangeland nearby. These adjacent crop fields are the primary food source for all types of wildlife in the area including deer, doves, pheasants, quail, ducks and geese. Large groups of ducks and geese were seen feeding on these fields while photographing the property. Several big coveys of bobwhite quail and pheasants were also seen. Mourning doves collect in big groups year-round to roost here and provide additional wing shooting opportunities. Milo and wheat are commonly the annual crops that are rotated on these fields, along with occasional dryland soybeans. The milo attracts deer from miles around in the late summer and provides phenomenal early season whitetail hunting. Drone photos show the incredible number of deer trails crossing the fence lines along the south and east. The grass stand consists of primarily of little bluestem with scattered plum thickets for additional deer bedding spots. The shed on the property provides a perfect place to store some equipment out of the elements and there is also an old barn and smaller hay shed. The property has great access and sits only a mile and a half away from Highway 160 running between Coldwater and Medicine Lodge, Kansas.
