ACCESS: The reason for the huge price drop are some overcomable issues with access that the seller does not have time or energy to resolve.
- There is good legal access to the property from the road to the south. However, the old road has not been maintained and is currently not drivable except by atv. You can still drive up this path and park or unload your atv to enjoy hunting or camping on the property. The road from the south could be cleaned up but would take a good bit of work with some heavy machinery.
***For showings you will need to use this road from the south which is labeled N 4755 Rd. Take it as far as you can by truck, then park on the side and walk up the bluff along the electric line easement to view the property.
- There is a much better road that brings you to the north end of the property. It is a county road for most of the way, but is believed to be private just before the property crossing one neighboring private property. You can drive a truck safely onto the north end of the property, however there is currently a simple chain link running across the road which prevents you from making it all the way to the property from the north. The neighbor who lives on the tract with the chain link across it to the north gave permission to cross and seemed agreeable to signing an easement the one time we have encountered him. However, we have been unable to locate him, contact him, or get him to sign any easements since that time. We can not make any promises as to what this neighbor will do in the future but our one interaction with him did lead us to believe he would be willing to work with someone regarding access and permission to cross his property to the north.
- Additionally, the property sits on the north section line of Section 33. In Oklahoma, you have a statutory right to access along section lines.
-Again, there is good legal access from the south (and along section line), just a bad road. On another path there is good physical access from the north, just questionable legal access.
***We are selling with access as is. Purchaser can either use the bad road from the south or gain permission from the neighbor to the north for better road access after closing.
