All sellers mineral, oil, and gas title, if any, will pass without warranty of title or title evidence. Bidding is by the acre. The final bid price will be multiplied by the total number of acres in each tract. Such number will be put on the purchase agreement. Tracts 1, 2 and 3 will be offered privilege. The high bidder will have the choice between either tract 1, tract 2, or Tract 3. The high bidder may choose 1 tract, 2 tracts or all 3 tracts. Tracts 4, 7 and 8 will be offered by individually. Tract 5 and 6 will be offered privilege. High bidder may choose 1 tract or both tracts. The total number of acres from the tracts chosen will be x the high bid. All tracts or individual tracts are by the acre, as previously mentioned. Farming rights granted at closing or after the current crop is removed. The crop belongs to the current farm tenant. Pre-bidding on land will begin on October 18th 8:00am Central Time.
Terms & Conditions: Real Estate is sold As Is. 10% down sale remainder due at closing approx. 30 days. Property will be sold in a manner resulting in the highest sale price subjection to seller confirmation. The current crop belongs to farm tenant. New owners will have farming rights at closing if the current crop is removed. If corn and soybeans are still in the field at closing farming rights granted at completion of harvest. Maps, borders, on brochure, website and markers in the field are estimates and are simply to be used as guidelines. Successful bidders will be required to enter into a purchase agreement at the auction site.
