Location and Property: The Roseberry Ranch is located in the Bighorn Basin of Northwest Wyoming along Highway 431, a route connecting the nearby towns of Worland, Cody, and Thermopolis. The Basin is surrounded by large mountain ranges including the Bighorns, Owl Creeks, and Absaroka, creating a magnificent backdrop to the Roseberry Ranch. The Ranch sits along, and includes, nearly two miles of Gooseberry Creek, a perennial mountain stream that heads in the nearby Absaroka mountains and the Shoshone National Forest. The approximately 180 acres of adjudicated water, dating back to 1906, is sourced from this stream at no cost for the irrigation of hay and pasture for the ranch. Its 386 acres is bisected by Gooseberry Creek and adjoins the ranches 590 AUM South Gooseberry BLM allotment, for a rare, out the gate, summer grazing lease. B.L.M. lands surround two sides of the property. Access is off Wyoming State Highway 431 down a mile of improved gravel road. The Ranches summer grazing with a grass/hay deeded base and surrounded by a large area of production agriculture, gives the Ranch the viability to be a well rounded agricultural operation for livestock producers or the part time rancher. High demand for grazing gives the property many lease opportunities for additional income to benefit the owner who is not involved in the livestock business.

Wildlife and Recreation: The Ranch and surrounding area also offers the owners a host of world class recreational opportunities that sportsmen from around the country travel to participate in. Trout fisheries include the nearby Bighorn, Shoshone, Greybull, and Clarks Fork, as well as numerous high country reservoirs and forests with multiple recreational activities. The Ranch is located in Big Game Antelope Units 77 and 83, Trophy Mule Deer Unit 125, (The ranch has historically qualified for Landowner tags for both species) and Elk Unit 66. Infrastructure: The Ranch has a log and stick built early 1920s home that has gone through remodeling and modernization in recent years. The two story structure consists of 5 bedrooms and 2 baths in a 2900 square foot home with a spacious living room, dining room, office and large sitting room with partial basement. It includes wood, and electric heat and a 200 foot well on the property supplies domestic and livestock water to the home and corrals. High speed fiber optic cable is an enviable amenity in a remote ranch home. Various outbuildings include a 40X75 arch rib quonset, detached 20x20 detached garage, shop, 3 2400 bushel grain bins, tack shed, chicken house, storage sheds, loafing shed, open face calving shed, as well as working corrals with a barn and automatic waterer.

Water: Irrigation water is sourced from Gooseberry Creek and conveyed to the property through the Holly Niccolle ditch. The majority of the ranch has a 1906 water right with a small amount of 1909 adjudicated water, and has around 130 irrigable acres. The irrigation system is open ditch with gated pipe on a portion of the hay ground. Seasonal water flow is managed by the irrigators and a ditch rider. The ranch has utilized the majority of the irrigated lands as pasture with a portion utilized for the high quality grass hay harvested annually.

The water well on the property provides the home and livestock facilities with domestic and livestock water.

Lease: The Bureau of Land Management Lease consists of 590 A.U.M.s in the South Gooseberry Allotment. This allotment is approximately Two Townships in size and has 7 permittees in total. The several thousand acres of lease are contiguous with the ranch and accessible from the property. There are multiple sources of water which include reservoirs, wells, (both solar and electric) and live water. Season of use is approximately May-November.

The addition of a grazing permit of this size, season of use, and ideal location is a game changer for the livestock operations on the Ranch.

Comment: The ranch offers options that are difficult to find within the ranch market. The abundant additional feed base for lease which is available in the area may allow the choice to make it a full time endeavor, or operate as a part time livestock business to complement a separate career depending on how the owner wishes to manage it. The ability to access summer range contiguous with the ranch makes livestock management far more efficient, allowing less time investment in non productive traveling and moving of livestock and equipment.
