The Shelby County Iowa Farm consisting of 387+/- acres located in Shelby County, IA is being offered by online auction only. The online auction will begin on Friday, January 17th, 2025 at 2:00 P.M. (CST) and end on Wednesday, January 22, 2025. Tract 1 will end at 2:00 p.m. and Tract 2 will end at 2:30 p.m. (All times are CST). There will be a 2 minute time addition for any bids made within the last minute of the online auction.
The property will be offered in two tracts. Bidders will be able to bid on the tracts separately only. There will be no combination bids.
Tract 1 136+/- Acres (118.95 FSA Cropland Acres, 17+/- Misc Acres, Creek)
Tract 2 251+/- Acres (179.65 FSA Cropland Acres, 71+/- Acres River, Timber Rec Land)
Winning bidder will be required to provide a 10% nonrefundable deposit within 24 hours of signing the purchase contract. Close of property will be on or before February 18, 2025. The deposit and closing will be held at Kohorst & Fischer Law Firm, PLLC in Harlan, Iowa.
Purchasers of the property can take immediate possession upon closing.
