The Seven Tract is a great timber investment and recreational property in one. It is conveniently located on County Road 63 in Furman, Al. Furman is a well-known destination for great hunting and outdoor activities. Being positioned in the black belt region provides great natural resources for producing quality whitetails as well as offering great turkey, duck, and small game hunting.
The Seven Tract is approximately 409 acres in size and offers a diverse landscape as well as a mix of merchantable and premerchantable timber. The property consists of pine plantations, hardwood bottoms and cedar prairie lands.
The south end of the property is comprised of prairie land. With large cedar trees and sage below. As you proceed north you pass through some lower bottoms with hardwoods. As you enter the northern part you reach a larger pine plantation that is ready to be thinned. To the west of this plantation is a younger pine plantation in a large open valley. There are internal roads and buggy trails that traverse throughout this area of the property. Additionally, there are multiple large greenfields strategically located throughout the entire property.
The property is bordered on the west by Cedar Creek, a large flowing creek while Hills Creek, a smaller creek, dissects the property from east to west eventually connecting with Cedar Creek on the western boundary.
There are several pond sites as well. Give me a call to schedule your showing.
