10% down [non-refundable] of earnest money down, on each tract, the day of the auction. Remainder due at closing. Closing will be on or before May 23, 2025. Bidding will be total dollars, unless otherwise indicated by the auctioneer. Deeded acres may change because of survey or other factors, in which case the total sales price will be adjusted to reflect that. There will be a 2% Buyer's Premium added to the final purchase price. Closing by Near North Title Group, Shelbyville, IN. The seller will provide a survey if Tracts 4, 5, and 6 are sold individually. At the conclusion of the auction, the buyer will enter into a lease agreement with the seller, from the date of the auction to the day of closing, for a cost of $0, allowing the buyer to have farming rights prior to closing. If the buyer is unable to close, then the seller reserves the right of ownership to any planted crops or applied fertility.
