Blue Rose Ranch

The Blue Rose Ranch, located on the High Plains of southeast Colorado, offers a serene ranching lifestyle just minutes from essential services. This 490-acre equestrian property presents a unique and high-quality investment opportunity, set against the picturesque backdrop of Bear Creek.

LOCATION

The Blue Rose Ranch is located in southeast Colorado (Baca County) less than two miles north of Springfield which offers local shopping, restaurants, and quality healthcare among other services. The ranch has good access via paved Highway 287. Springfield is approximately 170 miles north of Amarillo (TX), 130 miles southwest of Garden City (KS), 160 miles southeast of Pueblo (CO), and 250 miles southeast of Denver.

Amarillo and Garden City both have regional airports providing easy and accessible commercial air travel. Springfield Airport is a short distance north of the ranch with a 5,000-foot paved runway.

This location offers a four-season, mild, and comfortable climate. Avgeage temp is 45 degrees in January and 91 degrees in July. The landscape of the surrounding High Plains is characteristic of vast open farm and ranch land crossed by creek bottoms lined with scattered timber and rock outcroppings. This largely agricultural area enjoys a tranquil setting with easy access to amenities.

ACREAGE

With nearly 490 total acres, Blue Rose Ranch consists of two non-contiguous ranch units (Headquarters Unit and Canyon Ranch Unit). The Canyon Ranch Unit is located a short distance east of the Headquarters Unit with access off County Road HH and County Road 29. The separate ranch units are perimeter fenced native short-grass pasture. Current ranch business operations utilize limited cross-fencing except for corrals on both ranch units. Bear Creek meanders through the Headquarters Unit for slightly less than one mile lined with large mature Cottonwoods. The ranch is sufficiently watered with electric and solar wells supplying water to stock tanks which are supplemented by some runoff ponds. Automatic waterers serve the corral. There is also a 24 panel 5.52 KW solar array that accompanies three electrical systems.

All mineral rights owned by the seller will convey to the buyer.

IMPROVEMENTS

The ranch is thoughtfully improved for operation as a high-end equestrian facility with substantial supporting acreage. The western-style ranch dwelling overlooks Bear Creek which provides a great setting for entertaining on the patio. The home has been updated over the years and includes 3,590 finished square feet. The home showcases some natural stone rock walls including the fireplace. Other highlights include a heated stone floor along with original wood flooring.

Two Buttes Reservoir and State Wildlife Area is a short distance to the northeast which provides some boating and fishing opportunities. John Martin Reservoir and the Arkansas River are around one hour north.

Baca County is home to Comanche National Grasslands where Picture Canyon is located. Native Americans left their mark on the canyon walls nearly twenty miles south/southwest of Springfield. History on the Rocks is a documentary that was filmed on the Native American writings and Spring and Fall Equinox in Crack Cave.
