6.65 acres adjoining a portion of the 100+/- acre Jackson Creek Watershed (water levels fluctuate - dependent upon rainfall). Most of the acreage is located in the watershed. There is 1-2 acres of level land at the top of the hill before it slopes down to the water. This tract is ideal for recreational enjoyment, a permanent residence, or both. The watershed coupled with the surrounding vegetation and natural resources creates a natural habitat for an abundance of wildlife. Primarily a mixture of naturally regenerated pines and hardwoods with variable topography offering elevated areas and a gradual decline to the shores of the reservoir. This tract is secluded with unique characteristics that are appealing for recreational activity and year-round enjoyment in a rural location. A deeded easement provides access along an unpaved dirt road.
Utilities: None - Fairfield Electric Co-Op has the nearest power. The cost to install power at the location varies - Fairfield Electric Co-Op would provide an estimate and an explanation of potential availability.
Location: Located roughly 5 miles West of the Town of Winnsboro on SC Hwy 34 (also known as Newberry Road).
Terrain: Rolling topography is common in this area. Roughly 1-2 acres are level at the top portion of this property, the remaining acreage gradually slopes downhill towards the watershed, some of which is located within the watershed. It is densely populated with a mixture of vegetation.
Natural Water Source: This tract is located in and around the Jackson Creek Watershed. Water levels in this portion of the watershed fluctuate considerably throughout the year. Rainfall collection is the primary source of water feeding this area along with natural springs. No gas-powered boat motors are permitted within the watershed.
Roads and Entrances: From Hwy 34, Meadow Lou Lane is a county-maintained road that eventually dead ends into a dirt road easement. The dirt road easement meanders to a major overhead utility right-of-way, upon reaching the ROW, the property is down the hill to the left. A small sign and survey markers are posted.
Property Taxes: The property use is currently considered Ag-Exempt and property taxes for 2023 are $19.45. (Source: Fairfield County Treasurer)
