Property contains 630 Acres, More or Less. "Water, Water, Water" - This property is situated above the Rush Springs Aquifer. Included with the surface rights are the water rights approved by the Oklahoma Water Resources Board (OWRB). The property is legally described as: Section 32, Township 14 North, Range 14 West of the Indian Meridian, Custer County, Oklahoma. The property is located approximately seven (7) miles South of Thomas, Oklahoma and eight (8) miles North of Interstate Highway 40 and Weatherford, Oklahoma. This parcel has one (1) mile of frontage along the East side of State Highway 54. This parcel has one (1) mile of frontage along the North side of County Road E0950, one (1) mile of frontage along the South side of County Road E0940 and one (1) mile of frontage along the West side of County Road N2410 in Custer County, Oklahoma. There are three(3) existing center pivot irrigation wells on the property. Pivots (Wells) are in Northwest Quarter (NW/4), Northeast Quarter (NE/4), and Southeast (SE/4)of the Section.

In addition to the Surface Rights, this property has been approved and permitted by the Oklahoma Water Resources Board (OWRB) for Water Rights to withdraw up to 1,280 acre feet of water (417,089,828 gallons) from the Rush Springs Aquifer (See Attached Map). The property has an existing surface water storage pit with a current storage capacity of over 200,000 barrels (8,400,000 gallons) of water. There is potential for two (2) additional water storage pits to further increase water storage capacity. The property is located in the STACK & SCOOP oil play.

The property has one (1) mile of highway frontage along the east side of Oklahoma State Highway 54. The Oklahoma Department of Transportation (ODOT) recently acquired a little over ten (10) acres of highway right-of-way (ROW) for plans of widening and upgrading State Highway 54 from Thomas to Weatherford. Parallel to the east side of the ODOT Highway ROW is an easement for an overhead electric transmission line to Oklahoma Rural Electric Cooperative (AEP), which recently upgraded the system with new metal monopoles and power pole drop connection to serve all of the property.
