LOCATION: 640 +/- acres (to be surveyed prior to closing). Northeast of Llano, TX. The ranch runs south on the east side of CR 435.
WATER: There is one well on the property with an electric pump on it which provides water to the small hunting cabin. There is an old spring that has been rocked around which is reported to have water in it at all times. There is a small wet weather creek that runs a lot of the time but will definitely dry up. There is plenty of water for livestock and wildlife.
TERRAIN: The topography is rolling with rocky ridges running on the ranch. The live oaks and cedar are the predominant trees, with a few mesquites along with native brush. There are deer, turkey, racoons, fox, and wild hogs. The hunting is excellent.
MINERALS: All minerals, if any are owned, will convey with the sale.
