65 Acres of Recreational Ground in Effingham County!
This is a proven Whitetail hunting tract with a lot more room for improvement. Between the current landowners and the bordering neighbor, 4 bucks were harvested this past season, with one of them being a 150 8 and two really good 10’s. It won’t be a rebuild year this upcoming season either, according to trail cam pictures, it looks like this piece will be reloaded with mature bucks.
There is currently 3 acres of established food plots between three locations. All of these plots can be expanded. There are a couple pockets of bedding, and again these can be expanded and more can be added. More food, more bedding, more deer. We can’t forget about our feathered friends either, Turkeys frequent the property as well.
Access will not be a problem and there will be stand or blind locations for all types of winds, no need to sit out a hunt because the wind just isn’t right that day. The Little Wabash River runs through the center of the property. Bucks will be sure to cruise it on both sides during the rut searching for hot does, potentially bringing them from miles away. Gotta love those bonus bucks!
Take a good look on OnX or Google Earth and notice the hundreds of acres of River Bottom ground in both directions. Also, note the neighboring ground to the east. If the maps are updated, you will see over 60 acres of nothing but cover.
There are legal easements in the works on each side of the county road on the west side of the property. These will be recorded and will be transferable to the buyer. In the northwest corner of the property, there is potential for some income from a timber harvest. The timber was recently appraised.
