The Adams Ranch is ideally located between Hondo and Devine in Medina County. With almost a mile and a half of frontage on live water Hondo Creek, the Adams Ranch provides a unique combination of recreational, hunting and agricultural opportunities.
TOPOGRAPHY, RANGELAND & HABITAT
The property is gently rolling with large live oaks and bull mesquite, making a great wildlife habitat.
WILDLIFE
White-tailed deer, turkey, dove, quail, hogs and other wildlife common to the South Texas/Transition Zone can be found on the ranch.
AGRICULTURE
Excellent grazing for cattle and other livestock, with a good set of cattle pens in place. Perimeter fences and several interior cross fences are all in good shape. The current owner sprigged a few areas in Tifton 85 and installed poly pipe providing the capability to sprinkler irrigate certain parts of the ranch.
IMPROVEMENTS
There are modest improvements on the ranch. One older home that is currently rented out. Several other older improvements are not currently in use. In the late 1800s, the Redus Family purchased the ranch from the Adams brothers. During the Redus ownership, this ranch prospered with a large home, stagecoach stop and school. Although no longer in use, the historic home, barn and schoolhouse are all still located on the property. To this day, a mural memorializing this historic ranch occupies the east wall of the Triple C Steakhouse in Devine, TX. There are 3 operable water wells on the property one in the Leona Gravel Formation and 2 in the Carrizo-Wilcox aquifer.
WATER
The highlight of the Adams Ranch is the live water Hondo Creek bottom. It is rare to find a ranch with water like this. Approximately 1.4 miles of the creek traverses through the middle of the ranch. Although lower than normal, the creek is flowing despite the current drought conditions in this part of Texas. The creek has a wide variety of fish species, including bass, catfish, gar, buffalofish and perch. It is a perfect place to swim, fish and relax with family, friends and other guests.
ELECTRICITY
Electricity is in place.
MINERALS
The seller owns a portion of the mineral estate and is willing to convey half of what is owned at the asking price. There is active mineral production on the property.
