Location: Pyramid Oaks Ranch is located approximately 10 miles South of Llano, TX off County Road 312. The ranch is about 85 miles from Austin, TX, 115 miles from San Antonio, TX and 45 miles from Fredericksburg, TX.

Water: One pond, about three tenths an acre in size, near the entrance of the property was lined with a plastic liner in approximately 2021 and is filled by rain runoff.

Improvements: Electricity runs down the length of the western boundary and supplies power to the water well. The water well currently supplies water to a water trough near the well head and is outfitted with an electrical submersible pump. The water well was drilled in 2017 at 180 feet in depth with an outstanding yield of 100 GPM to supply any buyer's needs. The ranch is perimeter high-fenced on three sides (North, West, South) with low fencing on the east side off County Road 312.

Access: Access is off paved County Road 312.

If the current use of agricultural production on this property ceases after the sale for any reason, or, if the buyer does not file Form 50-167 Application for 1-d-1 (Open Space) appraisal in a timely fashion and the appraisal district begins valuing the property at market value, rather than production value, the seller will not be held responsible for rollback taxes for any of the current or preceding five years and buyer hereby releases seller from any and all liability.
