Elevation: 4800 to 4900 feet above sea level. Mostly rolling to moderate slopes. The meadows are relatively flat.
Land: The sub-irrigated bottom land is primarily suited to grasses for grazing. Soils maps indicate that roughly one third to one half of the remaining ground would be suitable for growing alfalfa and the balance could be seeded to domestic grasses for pasture.
Crops: Owners have grown alfalfa and grain for hay in the past. Approximately 200 acres are in sub-irrigated pasture. Rye grass and Tricale hay have been planted and both successfully harvested producing good tonnage.
Water: There is 221 acres of water rights from a 710 +/- foot well. This is a warm water well that artesians approximately 60 gallons per minute. The Ag. well has NEW BOWLS SET AT 310 FT., ALL NEW ELECTRICAL PANEL AND 150 HP motor installed in 2015. The well was cleaned out in 2017. Currently, the well is producing approximately 1,000 +/- GPM. There is a Valley Center Pivot in place (installed in 2008) servicing 160 +/- acres of farm ground (fenced). Headquarters is serviced by a separate domestic well and pressure system. There are 200+/- acres under cultivation and over 200+/- acres of native sub-irrigated meadows.
Improvements: The ranch is fenced and cross fenced with all PIPE SHIPPING PENS with crowd alley and a squeeze chute. There are six (6) sub-irrigated pastures, five (5) dry field pastures and another two hundred (200+/-) farmable acres, all fenced. There is a hay barn capable of holding 600 tons of hay. A small Quonset shop with a cement floor and 220 electrical power is also in place. Bunkhouse: Youll enjoy the newly built (2023) 40x16 bunkhouse with an additional 40x16 deck overlooking the ranch. Two bedrooms, two bathrooms and all new appliances. Internet available. Serene and peaceful views of the ranch and the Warner Mountains.
General: The ranch supports 120 pair during the season. Snow skiing is available only 20 minutes away at one of the most affordable ski resorts in the West. This area is known for good hunting and fishing.
Wildlife: Mule deer, ducks, geese, quail and some antelope frequent the area. A few elk have been spotted in the area as well. Two landowner deer tags are available.
