Culberson County, Texas is one of our favorite places. According to the 2020 census Culberson County covers 3,813 square miles. The total county population is 2,183. 1,893 of those people live in the town of Van Horn. So that means that in the rest of the county, 290 people are living on 3,810 square miles!

There is no zoning in Culberson County. You can live in an RV, tent, school bus, tiny home, anything up to and including a mansion. This is one of the most free places to live in the United States. If you need a septic system or if you want to have a water well drilled, you do need permits for those. Basically you are free to do your own thing and enjoy nature in a low population area including low crime and low pollution. 7 of the 8 highest mountains in Texas are in Culberson County, you can understand why the views are so impressive.

Southwest Sunsites is an undeveloped subdivision that is only about a 20 minute drive from Van Horn. This is a true have your cake and eat it too situation.
